Property DescriptionA truly wonderful and magical, carefully renovated house comprising a Gite and owners home with an additional and separate stone built small house is offered for sale in the world famous ski resort of Tignes. PLEASE NOTE: Summer access is only permitted during the months from late May to October by a 4x4 track. Access during winter is at the owners risk and is not advisable due to it’s location and the difficulty for security services to reach the property in the eventuality of an emergency. The town hall prohibit the use of the property by paying guests during winter. A 20 year project of care and love, it has an excellent booking record for summer visitors. A magnificent waterfall cascades over a massive rock face and the surrounding mountain views are simply breathtaking. Almost self sufficient with a large vegetable garden and chicken coop, other large grassed flat areas offer additional scope for leisure or productivity. The access track from the ski resort passes within twenty metres of the property. Renovated with natural stone and beautiful hand-crafted timber work, it has taken almost 20 years for the owners to build this as a labour of love and recreate a truly exquisite Gite and home with incredible imagination, respect for nature and a massive amount of effort. There is a special surprise awaiting around every corner of the building. The Gite comprises on the ground floor a well sized kitchen with fitted units, double sink unit, gas cooker, a useful small cave leading into a small lounge with pellet burning fireplace and an open dining room. You will also find a large bathroom with twin shower areas a WC and hand basin. A stairway from the dining room leads into the quite delightful and large living room with the log burner as the focal point, beautiful hand-crafted timber beams and separate log built, cabin style double bedroom. A further stairway leads to the open mezzanine level bedroom with bunk beds to accommodate 6 people. A patio doorway from the lounge leads out onto a large and level garden area with amazing views of the mountains. The adjoining ‘owners house’ is a truly inspirational piece of craftmanship both outside and in comprising on the ground floor an open plan kitchen with fitted units, handmade concrete polished double sink unit, gas cooker, dining area and a cute sitting room with traditional log burning fireplace. A central spiral staircase leads to the first floor living room with high vaulted ceiling, log burning fireplace and mezzanine level above with 2 further bedrooms. Patio doors lead out to the stepway from the ground level below offering spectacular views of the cascade and mountains towards Tignes and the spacious gardens to the left hand side of the property. Stone built steps lead to the ‘small house’ which is located above and behind the main property. A truly beautiful and traditionally built separate building can be used for family, friends or rented as additional space for the Gite occupants. An open style kitchen/dining area with WC and shower room are located on the ground floor with a separate external doorway to enter the bedroom on the first floor comprising a special, hand crafted double bunk bed. Outside you will find spacious gardens, a vegetable growing plot with a small pond, a traditional sheep shelter which is used for storage, a further large storage building and two workshops which are located to the right hand side of the Gite. Electricity is on site and of course pristine water, and there is an approved fosse septique. The tiny hamlet also has a small Chapel making this an extremely special and relaxing place to enjoy the summer. There are very few properties left in the Alpes such as this and it is a great starting point for day trekking or mountain biking and even better to return to at the end of the day, enabling the conversation with nature to gently melt into the night.
Espace Killy Ski Area
The legendary ski area of Espace Killy has over 300kms of marked piste and endless off-piste options – some of the most varied and exciting skiing you can find! The ski area links the two resorts of Val d’Isere and Tignes.
Val d’Isere sits at approximately 1800 metres and is a truly modern alpine village. The pretty old town of snow filled streets and Savoyard stone buildings is home to the original village church built in 1664. The resort centre is lively and vibrant, with shops, restaurants and bars to suit any budget and taste, lining the wide, spacious main-street.
Every season, during summer and winter, Val d’Isere hosts all sorts of events – from Savoyard festivals or fayres show-casing local produce such as cheeses, cured meats or lace. International sporting events like the Tour de France and the World Ski Championships often stage an event here. Music festivals are often hosted during the summer and winter 2010 welcomes a stage of the World Snow Polo Masters Series!
The villages of Tignes are a little further down the valley towards Bourg St Maurice. Just like Val d’Isere, the ski area boasts wide, cruisey red runs, snow-parks for those who want to play and show off their tricks and quieter beginner areas where you can find your “skis” and build confidence – and of course immense off-piste itineraries, so much space you are bound to find untracked snow!
The lively resort centre is a real haven for those looking for energetic après-ski and night-life – there are lots of bars, café’s, restaurants and night-clubs to entertain until the early hours. During the day-time there is an equal abundance of activity – the resort is just as regarded as a summer resort as it is a winter snow sports centre. You will find a superb 18-hole golf course, organised activities on the lake, skiing on the glacier, beach volleyball and football and the usual mountain biking, walking and horse-riding.
Tignes Ski Resort
Tignes and Val d’Isere, combined, make up the world renowned ski area of Espace Killy. Tignes itself offers all year round skiing with the Grande Motte glacier, altitude of 3030 metres, being served by a modern funicular. Val d’Isere offers expert off piste skiing on the beautiful Col d’Iseran. The other 2 sectors of the linked area have more gentle runs, perfect for beginners.
Tignes is a purpose built resort. The centre is Le Lac, which was the original village. Recent remodelling work has improved its appearance dramatically. Val Claret is situated 2kms higher and is where you will find the Grande Motte funicular. A lesser known part of Tignes is Le Breviere, which lies at 1550 metres. Situated next to a picturesque lake it has maintained its small alpine village atmosphere.
As well as skiing and snowboarding, Tignes offers numerous other activities, including ice skating, snow shoeing, ice climbing and quad biking. Sports shops, supermarkets and bakers are spread throughout the resort. And there are no shortage of bars and restaurants. Le Lac is the heart of Après Ski drinks whilst the most atmospheric places to eat can be found in Val Claret.
The Eurostar offers a regular service to Bourg Saint Maurice which is at the foot of Tignes, from here a taxi transfer can be arranged. Local Airports include Lyon (approx 140km), Geneva (130km), Chambery (80km) and Grenoble (120km).
