MEDIAS AND DESCRIPTION

House Sixt Fer a Cheval - Sixt Fer a Cheval

€448,000 - £383,681**

NB: An offer has recently been accepted.

This 19th c. former fruitière is characterized by its charming stone architecture, which includes beautiful original features throughout. This type of property is rarely available, especially in such good condition. It enjoys a glorious mountain setting, opposite the glacier-fed river Giffre, and offers great views of the Tenneverge mountain. It has the feel of a mountain retreat but is easily accessible.

The property has been sympathetically renovated and is located near the traditional Savoyard village of Sixt-Fer-à-Cheval.

Summary:
• ground floor: open plan living room (with wood-burning stove), dining area & kitchen; master bedroom with ensuite shower; twin bedroom; larder; shower room; office alcove. (70 sq m)
• first floor: twin bed/office area; double bedroom (17 sq m plus 18 sq m of useful space)
• basement/workshop (68.5 sq m)
• side garden, large parking area opposite.

A former fruitière, and located near Sixt-Fer-à-Cheval, this delightful 19th-century stone house has been fully renovated to a high standard and is in excellent condition throughout. It has superb views of the surrounding mountains, including a spectacular waterfall cascading from the towering cliff-face.

Sixt-Fer-à-Cheval is a magnificent village in the Haute-Savoie and well-known thanks to its architectural heritage, and especially thanks to its classified natural sites, such as the Cascade du Rouget waterfall, the Cirque du Fer-à-Cheval, the Gorges des Tines and the 12th century Abbey. Sixt’s ski area is linked to the Grand Massif via the superb Piste des Cascades, a 14 km-long blue slope.

The ground floor of the property includes an open plan living room with a wood-burning stove set within the original fireplace, a dining area and a modern fitted kitchen. On this level, there is a master bedroom with built-in cupboards and an ensuite shower room with WC, a twin bedroom, a larder, a shower room with WC and an office alcove.

On the first floor there is an open space that is currently used as a twin bedroom and office area, a large double bedroom and ample storage space under the eaves. Both rooms are brightly lit thanks to their velux windows.

The property also includes a large basement that serves as a workshop, laundry, storage area and technical room. Opposite the house, by the river, there is a large private parking area.

Other features:
• heat pump boiler • underfloor heating • good insulation • mains drains • small side garden and wood store.

From the house, the beginners ski slopes at Salvagny are just a few minutes drive. The pretty medieval village of Samoens is only 7 km away. From there, the whole of the Grand Massif ski area and its 265 km of pistes are accessible.

The ski area consists of Les Carroz, Samoëns, Morillon, Sixt Fer à Cheval and Flaine. With a top station of 2500 metres, mostly north-facing slopes and close proximity to Mt Blanc and the micro climate it generates, this is one of the Haute-Savoie’s most snow-sure ski resorts.

In the summer, beginner and advanced hikers can explore the footpaths through the biggest natural reserve in Haute-Savoie: Sixt-Passy Nature Reserve. The Giffre valley is just as popular in the summer with numerous activities and festivals all season long. Check out the Sixt-Fer-à-Cheval, Samoëns and Morillon tourist sites for more information.

Geneva is just 60 km away.
The property is easily linked by a bus service several times a day to Annemasse and onward via Leman train, bus or tram direct to Geneva, airport, city and beyond.

About Ski area of this property

Ski Area: Le Grand Massif

The Grand Massif ski region incorporates the ski resorts of Morillon, Samoeons, Flaine, Clusaz, Sixt and Les Carroz. The Samoëns ski area offers a varied playground accessible to all. For expert skiers there are black and red pistes at the top of the resort and a vast off-piste area to indulge your enthusiasm. Beginners will improve on the lower, more gentle blue and green slopes which were entirely re-designed in 2003. Small children are welcomed at the children's ski area (jardin d´enfants) at the top of the Grand Massif Express cable car. At 2 500 m, the summit of the Grandes Platières... A breathtakingly beautiful landscape. Mont Blanc seems to be just a couple of steps away, so impressive is its presence. The Désert de Platé, a vast snowy territory with a unique geological curiosity; a genuine stone glacier over 40 million years old! Flaine offers wide open spaces with 140 km of pistes of all levels, marked and made safe. Just a few oases where you can eat and drink punctuate the landscape which is otherwise an untouched natural space. Morillon is the perfect place to enjoy relaxed snowsports with the whole family, in welcoming and authentic natural surroundings. Among the 72 pistes of the Grand Massif, Marvel, the beautiful green run is a must for those who wish to combine the pleasure of skiing with the discovery of local fauna, as explained on the information boards along the edge of the piste. It even has a local hero… Did you know that Morillon is the home of Antoine Dénériaz, the 2006 Olympic downhill champion ?
