This charming cosy chalet has been a happy holiday home for 2 families, and manages to provide 4+ bedrooms for plenty of friends and family..
Access to the chalet is through a maintained garden. At garden level there is access to the independent apartment, with a lounge, 6 person bunk room, shower room and W.C, a storage and technical space with 2 water heating tanks, and a small laundry area, and kitchenette.
Exterior stairs lead up to the chalet's main entrance provides an outer hall with plenty of space for sporting equipment skis, coats and boots. Then an interior door leads to an open plan sitting room, dining and kitchen, with a recently installed wood burning stove. Also on this floor there is a newly fitted shower room and separate WC.
An interior staircase leads to 3 double bedrooms, a 'secret snug' single bedroom, under the eaves, and a WC with basin, with cupboard space in the hall.

A paved courtyard area on the upper level entrance, perfect for table and chairs in the summer months, with beautiful views of the surrounding mountains. A large grass bank with mature trees lead up to open fields and the close mountain escarpment.
The chalet is within walking distance to the local amenities and just a 15 minute drive up to the village of St Jean de Sixt which has been completely remodelled and provides larger amenities and restaurants.
There is an independent garage with parking both in front and public parking above.
2 new shower rooms and fitted kitchen. Heating for the chalet consists of a newly installed wood burning stove in the salon, with electric heaters in all bedrooms .
The chalet is situated in a fantastic location, offering both winter and summer activities. Easy access from Geneva and the International airport,(54kms) The proximity to the ski stations of Grand Bornand and La Clusaz provides an ideal spot for winter sports enthusiasts, with plenty of opportunities for skiing.
Additionally, the availability of summer activities such as hiking, mountain biking, and para-ponting makes it a versatile destination for outdoor enthusiasts during the warmer months. The beautiful medieval town and Lake Annecy, just 40 minutes away by car, adds to the appeal. Annecy is known for its charming old town, picturesque canals, and the stunning Lake Annecy, providing a serene setting for leisurely walks and water-related activities.

In the Haute-Savoie, between Annecy and the Mont Blanc Massif is the beautiful Massif des Aravis. Tucked away here you’ll find a less well known ski area named after the mountain range. It is very beautiful, interesting and traditional.
It brings together the 4 ski resorts of La Clusaz, Le Grand-Bornand, Manigod et Saint-Jean de Sixt which offer Alpine skiing (downhill)and Nordique skiing alongside a whole host of other activities. There are 220kms of piste across the 4 resorts, 2 snow-parks, 1 half pipe of 130m. There are also 150kms of nordic skiing including the Confins plateau, which is an official site for the World Cup. Plus 26 routes for racket walking (snow shoes). At Le Grand-Bornand you’ll find the GB snow-park which is classed among the five best in France. In addition there are 2 ice rinks and an aqua centre.
Each of the four resorts have charm and retain their traditions with original architecture and a village feel, these are after all villages turned ski resort and not purpose built. There is agriculture in the area which works alongside the ski resorts retaining a very authentic feel and they work hard to preserve the mountain nature of all the resorts.
This is also a hugely popular destination for summer. All four resorts aim themselves firmly at the family market and succeed very well with this, but over the last few years a new trend has developed aimed at the rich and famous who value privacy and peace above glamour and glitz on their ski holiday this is most noticeable at La Clusaz and Grand Bornard who are member of “Top of the French Alps” a group aiming for excellence.
