Property Description

Access to the apartment is via the balcony, with the entry door opening into a spacious open plan living space with kitchen and dining areas.

The kitchen is light and airy and fitted with ample cabinetry. The sitting room area benefits from a wood burning stove and views across the valley towards La Baume.

Also to this level is a spacious double bedroom and shower room with w.c.

A staircase leads from the living room to the upper level, offering a further double bedroom, a single bedroom and a further shower room with w.c.

Externally the apartment enjoys a private garden with terrace. A large cave offers ample storage. Car parking is available for up to 3 vehicles.

The village of Gys sits below Mont Ouzon in the commune of Le Biot, a traditional mountain village in the heart of the Portes du Soleil. It has a thriving primary school, a bar/restaurant, a bakery and a post office. It is 15 minutes by car (11km) to Morzine.

Le Biot is located between the spa towns of Thonon-les-Bains, Evian-les Bains and the ski and summer resort town of Morzine/Avoriaz. Skiing in the vast Portes du Soleil domain is on the doorstep and those wishing to relax by the warmer waters of Lake Geneva or participate in the summer water sports can be down on Lake Geneva within 20mins (17km).

For skiers, particularly those with families, Le Biot is a paradise. Not only does owning here mean very easy road access to the sought-after resorts of Morzine/Avoriaz and Les Gets but the village of Le Biot retains the old-world charm of an Alpine village that many larger resorts have lost through the ski trade.

600 km of skiing in 2 countries making the Portes du Soleil the biggest international ski area in the world.

Here skiing is a journey, with different panoramas and routes to look forward to every day, and each of our 12 village resorts offering a charm of their own.

The resorts are amongst the most well known, including Morzine, Avoriaz, Les Gets, Abondance, Chatel and St Jean D’Aulps to name but a few.

They also offer excellent opportunities for downhill mountain bikers outside the winter months.

As a popular holiday destination in both summer and winter, these resorts offer investment potential. So whether you are looking for a quiet and peaceful family resort (Chatel or St Jean D'Aulps for example) or something a little more lively (Morzine) the Portes du Soleil has it all.

Within easy distance of the International Airport at Geneva plus close to Lake Geneva, this ski area is the perfect destination.

Avoriaz Ski Resort

The family orientated ski resort of Avoriaz was created in response to the need for skiing at a higher altitude. In 1960 Jean Vuarnet became the resort director and his job was to develop Avoriaz, architecturally designed this purpose built ski resort sprung up from the mountain, its design like jagged rocks rising from the snow to create a visually stimulating resort that was in harmony with the nature that surrounded it.

At a higher altitude than neighbouring Morzine and rising to 1800 metres above sea level, it was the decisive move that lead to the creation of the Portes du Soleil to which it is linked. An entirely car-free resort, sleighs replace cars and skiers, ski right to their door. Children are pulled around in sledges and the numerous bars and terrace cafes offer the chance to soak up the sun and enjoy a drink and a meal.

With fast lifts and good snow reliability, this is the jewel in the crown of the Portes du Soleil. It offers varied skiing for all abilities and there is a wide choice of ski schools available with a good choice of options for younger skiers.
