MEDIAS AND DESCRIPTION

House Les Arcs - Les Arcs

€380,000 - £316,247**

This quaint house with gorgeous outside terrace is nestled in an authentic mountain village just 10 minutes drive from central Bourg Saint Maurice.
Bourg Saint Maurice is home to the funiculaire, which takes just over 5 minutes to bring you to Les Arcs 1600, one of the gateways to the Paradiski domain. This would make an ideal small family home or holiday home with rental potential for mountain and nature lovers who want all of the facilities close to hand but value the tranquility of an authentic village.

The house has plenty of authentic charm, but would best be reconfigured in order to make best use of the loft space which has uninterrupted views of the valley.

Currently the lounge has a galleried mezzanine which gives beautiful high ceilings, which would lend themselves to feature picture windows.

Work is also required to modernise and reduce energy bills.

The village has a mix of authentic looking buildings, and those that have already been enhanced for modern living.

The house itself sits next to the village chapel ensuring the continued uninterrupted views down the valley.

In order to fully appreciate this unique property and the potential it has viewing is highly recommended.

There is a small terrace with catches all of the afternoon and evening sun.

The village has an active community that share moments in the maintained communal gardens that are just across from the house. It is also possible to rent an allotment in the village.

There is communal parking for the village around 150m away, however you can access the house with a vehicle in the summer for deliveries and renovation work.

The town of Bourg Saint Maurice is open all year with all the shops and services that are required. The train station has high speed links to Paris and Lyon , and thus the rest of Europe.

For mountain sports lovers, Bourg Saint Maurice is part of the Paradiski ski area of Les Arcs and La Plagne, however there are many other ski areas can be accessed by car in the following times .

Sainte Foy Tarentaise 30 minutes
La Rosiere ( Italy La Thuile) 40 minutes
Tignes la Breiveres ( Espace Killy )in 40 minutes
Val d'Isere OR Tignes 2100 50 minutes

As well as winter ski all of the ski stations offer summer activities from late June through to August. Road cyclists come to the area from May through to October. Downhill biking picks up, Bourg Saint Maurice Funiculaire is proper posed to be open most of the tear at weekends.

We are in the middle of the Vanoise National Park and the surrounding mountains are fast becoming and alternative to escape high summer temperatures on the coasts. Resorts are now offering many activities and entertainments for the whole family.

Because we live in Bourg Saint Maurice , we are perfectly placed to share everything this valley has to offer.

About Ski area of this property

Ski Area: Tignes-Val d'Isère

The legendary ski area of Espace Killy has over 300kms of marked piste and endless off-piste options - some of the most varied and exciting skiing you can find! The ski area links the two resorts of Val d'Isere and Tignes. Val d'Isere sits at approximately 1800 metres and is a truly modern alpine village. The pretty old town of snow filled streets and Savoyard stone buildings is home to the original village church built in 1664. The resort centre is lively and vibrant, with shops, restaurants and bars to suit any budget and taste, lining the wide, spacious main-street.Every season, during summer and winter, Val d'Isere hosts all sorts of events - from Savoyard festivals or fayres show-casing local produce such as cheeses, cured meats or lace. International sporting events like the Tour de France and the World Ski Championships often stage an event here. Music festivals are often hosted during the summer and winter 2010 welcomes a stage of the World Snow Polo Masters Series! The villages of Tignes are a little further down the valley towards Bourg St Maurice. Just like Val d'Isere, the ski area boasts wide, cruisey red runs, snow-parks for those who want to play and show off their tricks and quieter beginner areas where you can find your "skis" and build confidence - and of course immense off-piste itineraries, so much space you are bound to find untracked snow! The lively resort centre is a real haven for those looking for energetic après-ski and night-life - there are lots of bars, cafés, restaurants and night-clubs to entertain until the early hours. During the day-time there is an equal abundance of activity - the resort is just as regarded as a summer resort as it is a winter snow sports centre. You will find a superb 18-hole golf course, organised activities on the lake, skiing on the glacier, beach volleyball and football and the usual mountain biking, walking and horse-riding.

Ski Resort: Les Arcs

Les Arcs has always been popular with the French and increasingly British clients are enjoying its wide variety of pistes (some 200km.), easily accessed off-piste, mainly traffic free villages and, of course, the amazing Vanoise express cable car link to La Plagne; together the two resorts are known as PARADISKI and offer some 425km of piste.   Les Arcs is made up of four modern resort villages at high altitude with more traditional villages lower down Arc 1600 was the original Arc and is linked to the valley town of Bourg St. Maurice by funicular railway. It is a small-scale village with a friendly, very French, atmosphere.   The largest and liveliest village is Arc 1800 itself now subdivided into three sections, Charvet, Villards and Charmettoger. Arc 1800 offers fast access to the high altitude slopes including the Transarc gondola up to the Col du Chal from where you can ski down to Arc2000 and Arc 1950.   Arc 2000 is a modern development that ,as the name suggests, is ideally located for some of Les Arcs’ highest and toughest skiing.   Arc 1950 is the latest village to be developed. Canadian developers Intrawest have built this in a traditional style offering accommodation standards that are much higher than is usual in French resorts. It has proved a popular development and offers a good choice of accommodation, restaurants and bars and easy access to the slopes.   Lower down the mountain there are more traditional villages, which provide a good base for mixed ability groups and families. Plan Peisey and Vallandry are right next-door to each other at an altitude of 1600m. They now find themselves at the heart of Paradiski as the Vanoise Express link to La Plagne operates out of Plan-Peisey. Upgrades to the lifts and installation of several new chairlifts have improved access to the higher altitude slopes. Villaroger (1200m) on the other side of the mountain is a quiet, rustic village with chairlift links up to Arc 2000.
