Located in Montriond, bordering Morzine, this 953 m² building plot represents a genuine opportunity.
Fully serviced and ready to build on, it offers an ideal setting for realizing a primary or secondary residence project, or even a heritage investment in the heart of the Alps.
The plot benefits from a very flat topography, greatly facilitating architectural design and allowing for considerable freedom of construction. Its open location offers magnificent unobstructed views of the surrounding mountains, notably the peaks of the Ressachaux and Nantaux massifs, providing a constant natural backdrop.
Situated on a protected plateau, the site is distinguished by its calm and intimate environment. Few buildings in the vicinity and a peaceful atmosphere make it a sought-after location for those wishing to combine tranquility with proximity to amenities. The location is particularly strategic: in the immediate vicinity of the Morzine ski area and the Portes du Soleil ski area, the property offers quick access to one of the largest skiing areas in Europe, with Avoriaz nearby. It is also situated in an exceptional natural environment, a stone's throw from the banks of the Dranse River and the Parc de la Dérèche, a true green lung connecting the center of Morzine and its numerous leisure facilities. Access is easy on foot or by bicycle, in a setting ideal for outdoor activities year-round.
The geographical location is a true strategic advantage. The land is situated at a natural crossroads, offering several easily accessible routes. On one side, direct access leads to Morzine and Avoriaz; on the other, the descent provides access to Thonon and the shores of Lake Geneva; finally, a third route opens onto the Arve Valley, allowing quick access to Geneva and its international hub.
The technical characteristics offer particularly favorable building conditions:
Floor area ratio of 0.40
Fully serviced plot (utilities and mains drainage)
Plot located outside the risk zone according to the Risk Prevention Plan (white zone).
In short: a plot combining views, exposure, quality of life, accessibility, and ease of construction—criteria that have become highly sought after in the Morzine market.

600 km of skiing in 2 countries making the Portes du Soleil the biggest international ski area in the world.
Here skiing is a journey, with different panoramas and routes to look forward to every day, and each of our 12 village resorts offering a charm of their own.
The resorts are amongst the most well known, including Morzine, Avoriaz, Les Gets, Abondance, Chatel and St Jean D’Aulps to name but a few.
They also offer excellent opportunities for downhill mountain bikers outside the winter months.
As a popular holiday destination in both summer and winter, these resorts offer investment potential. So whether you are looking for a quiet and peaceful family resort (Chatel or St Jean D'Aulps for example) or something a little more lively (Morzine) the Portes du Soleil has it all.
Within easy distance of the International Airport at Geneva plus close to Lake Geneva, this ski area is the perfect destination.
Situated mid-way between Mont Blanc and Lake Geneva, the ever popular resort of Morzine is absolutely stunning, well known for its Alpine scenery, nestled between forests and summits. Life is leisurely, and the village although vibrant and bustling has lost nothing of its original charm and Savoyard way of life. Ideally situated right in the middle of the Portes du Soleil, Morzine is the gateway to a marvellous winter playground of 650 km of ski-slopes where you can ski from French into Switzerland and back again all in one day. When it comes to lunchtime you are spoilt for choice with all the mountain restaurants scattered everywhere.
In summer, these slopes become sign-posted footpaths for trekking and moutain biking. Originally life in Morzine was one of agriculture and slate-mines but with the opening of the ‘Grand Hotel’ (first tourist hotel built in the 1920’s) and its owner François Baud opened up a new opportunities for the village and it’s in habitants. Then in 1934 the Pleney cable car was opened and the thick covering of snow started some previously unknown sports: tobogganing, ski-jöring (towed behind a horse), the beginnings of downhill skiing and even ski-jumping!
If ski or snow boarding instruction is the order of the day there are avariety of French and English speaking Instructors in the ski schools.
There is a vast array of shops, bars and restaurants, offering plenty to non-skiers as well and for after ski fun. This makes Morzine a good all year round resot for those who live here and those with Holiday homes.
